Project Overview

Also known as 24 Mount Street, this BREEAM Outstanding office building boasts rooftop terraces and 13,000sq ft workplace suites.

Windmill Green is an existing concrete framed building in central Manchester, originally constructed in 1973. The project involved stripping back and re-using the existing concrete frame and extending up 2 storeys vertically as well as horizontally to increase the overall floor area.

The building is mainly for office use, with units on the ground floor and part of the first floor for retail. The additional storeys added at roof level have been constructed using a steel frame and precast concrete floor units.

The new extension over the existing landscaped area were constructed using a steel frame and precast concrete floor units. The existing concrete waffle slab was strengthened using carbon fibre to allow for the retail loading. This carbon fibre reinforcement technique not only reduced the strengthening costs of structure, but maintained the desired floor to ceiling heights within the building.

The Challenge

Coordination required to deliver an alternative to refuse vehicles at the completed building.

Our Solution

To avoid the need for refuse vehicles, a pressurised refuse collection system known as ‘ENVAC’ was incorporated into the design. The ENVAC system resulted in a number of large diameter below ground pipes straddling the site. To aid coordination, we suggested to the client to model the below ground services, district heating system and ENVAC in Civils 3D, to which they agreed. The combined design team models in Civils 3D benefitted coordination and avoided clashes on site.

Windmill Green is Manchester’s very first BREEAM Outstanding-rated multi-let building. It has also achieved Wiredscore Platinum status, signifying the building’s best-in-class digital connectivity and infrastructure, and has recently been awarded cycle score Platinum accreditation, celebrated as Manchester’s most cycle-friendly building.
